HardMoneyRate FAQ
Last updated:
Is HardMoneyRate legit?
HardMoneyRate is a free cost-saving tool for borrowers and a lead source for lenders. We don't lend, broker, or originate loans. Our directory shows terms advertised on lenders' own websites, with source links and available checked dates. A listing is not an endorsement or verification of a lender's licensing. Review the lender and written loan terms yourself before proceeding.
Is it free?
Yes, HardMoneyRate is free for borrowers. Partner lenders may pay a per-lead fee agreed separately in writing; there is no public dollar price. Our launch plan is free leads for partners in exchange for the 72-hour response agreement. Partner lenders agree not to pass HardMoneyRate's fee to borrowers or change loan terms because of it. Lenders' own loan charges still apply.
Do you make loans?
No. We don't lend, broker, or originate loans. Lenders make their own lending decisions.
Where do the rates come from?
Each lender's own website. Sites are checked about every 48 hours. Missing fields and failed site loads stay unchanged, so a value can be older than the latest checking cycle. Advertised rates are not offers, and actual terms depend on the deal. Confirm directly with the lender.
How fast do lenders respond?
Approved partner lenders agree to send a term sheet or decline within 72 hours. This does not apply to every directory listing and does not guarantee approval, a particular rate or funding.
What loan types can I compare?
Business-purpose fix-and-flip, bridge, ground-up construction and DSCR/rental loans. HardMoneyRate is not for owner-occupied or consumer loans.
Which lenders get my deal?
Matching uses loan type, state, loan size, minimum credit and minimum completed deals on title in the last three years. Partner lenders are invite-only and individually approved. A directory listing alone does not mean a lender receives deals.
Is a term sheet a loan commitment?
No. A term sheet is not a loan commitment. Review the lender's conditions and final documents directly with the lender.
Who is the best hard money lender?
There is no single best lender for every deal. Compare loan type, state coverage, loan size, leverage, credit requirements, timing and full costs. Advertised rates are a starting point; compare written term sheets for the same deal.
How do I contact HardMoneyRate or request a correction?
Email sunny.shakhawala@gmail.com. For a listing correction, include the lender name and its public source page. Do not email passwords or sensitive financial documents.
