How HardMoneyRate works: is it free?

Last updated:

Free for borrowers

HardMoneyRate is a free cost-saving tool for borrowers and a lead source for lenders. We don't lend, broker, or originate loans.

Compare advertised terms in the directory, then submit your business-purpose deal once. Matching considers loan type, state, loan size, minimum credit score and minimum completed deals on title in the last three years. Only matching approved partner lenders receive the deal. Being listed in the directory does not mean a lender is a partner.

Partner lenders agree to send a term sheet or decline within 72 hours. A term sheet is not a loan commitment. This is a partner response agreement, not a guarantee of approval or funding.

How we make money

Partner lenders may pay a per-lead fee agreed separately in writing with HardMoneyRate. There is no public price list. Our launch plan is free leads in exchange for the 72-hour response commitment. Any future pricing is agreed in writing before it applies.

Partner lenders agree that HardMoneyRate's fee will not be passed to borrowers or affect the borrower's interest rate, points, fees or other loan terms. Free use of HardMoneyRate does not mean the lender's loan is free: compare the lender's own interest, points and other charges.

For lenders

Partner sign-up is invite-only and each partner is approved individually. Contact us with questions.

How this directory works

HardMoneyRate is a free cost-saving tool for borrowers and a lead source for lenders. We don't lend, broker, or originate loans.

Directory information comes from lenders’ own websites, checked about every 48 hours. Missing fields and failed site loads stay unchanged, so a last-checked date does not mean every field was refreshed. A listing is not an endorsement or proof of licensing. Confirm current terms directly with the lender. How we verify.

HardMoneyRate does not rank lenders by who pays us. Lists are A–Z by default and you choose the sort. No lender can buy a higher position, a “featured” badge, or a better rating. Terms are what each lender advertises on its own website, checked about every 48 hours. They aren't offers and haven't been confirmed with the lender. Reviews can only come from borrowers who actually connected with that lender through HardMoneyRate. Lenders can request corrections or removal at any time.
